Choosing a Home Inspector
As of September 1, 2009, Washington State requires all Home Inspectors to be licensed. License requirements include 120 hours of rigorous, state-approved classroom instruction, 40 hours of “real-life” home inspection field training, and passing the National Home Inspection Exam (including a state-specific component). Licensed inspectors must also adhere to a Code of Ethics and Standards of Practice. It is wise to verify that the inspector you choose holds a license and that it is current.
In addition, unless the inspector holds a Structural Pest Inspector (SPI) license issued by the Washington State Department of Agriculture (WSDA), he is limited to reporting rot and conducive conditions only; he is forbidden from identifying the presence of specific wood-destroying insects or the cause of pest infestations. WSDA license requirements include passing the SPI exams and acquiring a bond or insurance that covers errors & omissions. If a full wood-destroying organism report is important to you, it is to your benefit to verify that the inspector you choose holds both a Home Inspector license and an SPI license.
